Daikyo Incorporated has established and maintains the following Privacy Policy in recognition that safeguarding and carefully managing private information is an important social responsibility.

1. Basic Policy

We properly handle and protect personal information in compliance with laws and regulations concerning the protection of private information and the respect for public order.

2. Collecting, Using, and Providing Personal Information

We collect personal information appropriately through various means. Such information includes campaigns, brochure requests, surveys (including visitor questionnaires), and direct collection, such as through registration forms, real estate purchase forms, contracts, website content, and public information including, but not limited to map content, telephone books, copies of registration certificates, and other widely distributed lists such as commercially sold information. We also collect information through third parties. We publicly announce, inform others of our usage objectives, or clarify them as necessary, and do not handle personal information beyond those objectives without the consent of the persons concerned. We comply with statutory procedures in providing and disclosing personal information to third parties.

[ Real Estate Trading and Leasing and Real Estate Agency and Brokerage Businesses ]

In its real estate trading and leasing business and real estate agency and brokerage business, the Company provides personal information to the following recipients on behalf of persons who make requests, applications, and so on for their benefit, depending on the details of the request or application.

(Purposes)To search for transaction counterparties for sale requests, lease requests, and other transactions, to advertise such transactions (including Internet advertising), and to contact the relevant parties in order to implement matters for which requests, applications, and so on are received.

3. Personal Information Usage Purposes

The purposes of use of customer personal information by the Daikyo Group are as set forth in I below, and the Company uses personal information within the scope of those purposes. The Company jointly uses customer personal information with Daikyo Group companies. Regarding the Daikyo Group, please refer to “Scope of joint users.


I. Purposes of Use

Personal information is used for the following matters within the business of the Daikyo Group. The Daikyo Group’s main businesses are set forth in II below.

(1)To provide products and services and to provide after-sales service for such products and services;

(2)To provide support and agency services for various procedures (financing, registration, administrative procedures, etc.) related to the provision of products and services;

(3)To provide documentation and other information and conduct sales talks related to products and services;

(4)To conduct development and improvement of products and services and to conduct research and analysis regarding such development and improvement;

(5)To perform matters ancillary to the above purposes.

II. Main Businesses of the Daikyo Group

(1)Real estate (condominiums, single-family homes, apartments, commercial facilities, office buildings, etc. and various facilities) development, trading, and leasing;

(2)Real estate management and operation;

(3)Real estate trading and leasing agency and brokerage services;

(4)Real estate construction, renovation, improvement, repair, and other construction design, implementation, and supervision;

(5)Sale of goods, insurance solicitation, and provision of home and lifestyle-related services to real estate owners, tenants, and users;

(6)Lodging and management and brokering of lodging facilities;

(7)Consulting and other ancillary business related to the above.

4. Joint Use of Personal Information

The Company supports customer lifestyles by serving as an integrated body within the Daikyo Group business through the joint use of customer personal information as described below.

(1)Items of personal information subject to joint use
Name, address, telephone number, facsimile number, email address, date of birth, sex, employer information, asset holdings information, various ID numbers, information regarding other attributes, and information related to agreements with Daikyo Group companies

(2)Scope of joint users
Companies subject to Daikyo Incorporated’s consolidated financial results or application of the equity method. Please refer to the following website for the names of specific companies and other information.

5. Safety Control Measures to Manage Personal Information

We manage personal information carefully and take safety control measures to prevent fraudulent access, loss, falsification, and leaks, as necessary.

We have made it possible to use SSL-encrypted connections when providing private information on our website (you will need a browser that supports SSL; please note that SSL connections are not guaranteed, as they depend on the settings and Internet connection).

IP Addresses

We may use our customers’ IP address logs for the following purposes. Please note that IP addresses alone do not identify individuals.

The Company may gather viewing information collected from the use of individual URLs and use this information as customer information. Such information will be used only to the extent indicated in the Personal Information Usage Purposes.

Our website has links to other websites. Please note that we are not responsible for personal information protection on other sites.

6. Handling of Personal Information vis-á-vis Outsourcing

As well as distributing information by direct mail, we outsource internal system maintenance and other relevant tasks. We promote transparency of outsourcing and choose vendors that provide satisfactory measures to safeguard personal information, supervising them accordingly.

7. Others

We may record telephone conversations with customers to ascertain their precise needs. This pertains to every department of the Company.

8. Policy Revisions

We will review and revise the Policy as needed for the sake of legal requirements and further improvement of our personal information protection system.

Note 1. Explanation Regarding Recipients

(1) Persons who will become contracting counterparties and prospective contracting counterparties
We provide customer names and addresses, property descriptions, contract prices, contract dates, and other personal information set forth in contracts, statements of material matters, and other documents to contract counterparties through real estate purchase and sale agreements, lease agreements, and so on. In addition, we may provide customer names and addresses, property descriptions, and other personal information set forth in property advertisements and descriptive materials, real estate purchase warranties, real estate sale approvals, real estate lease applications, and other documents to prospective contract counterparties in the course of concluding those agreements.

(2) Other building lot and building transaction brokers
In order to solicit a broad range of potential contracting customers, we may provide customer names and addresses, property descriptions, requested prices, and other personal information (“Property Information”) to other building lot and building transaction brokers in the course of concluding agreements.

(3) Businesses that carry Internet advertisements and real estate trade associations
In order to solicit a broad range of potential contracting customers, we may provide customer Property Information to businesses that carry Internet advertisements and real estate trade associations in the course of concluding agreements.

(4) Real estate information network systems
Please refer to Matters Related to Real Estate Information Network Systems in Note 2 at the end of this policy.

(5) Judicial scriveners and land and house investigators in relation to registration and so on
In cases where requests are made to judicial scriveners for the registration of transfer of ownership, registration of mortgage settlement, and so on as part of the performance of real estate purchase and sale agreements, and in cases where requests are made to land and house investigators or surveyors for registration of building descriptions, initial registration of ownership, registration of loss, or land surveying, customer names and addresses, property descriptions, and other personal information may be provided.

(6) Financial institutions in relation to financing and so on
In cases where customers make use of housing loans and so on, customer names and addresses, dates of birth, property descriptions, income, and other personal information set forth in loan pre-approval consultation applications, group credit life insurance applications, certificates of income, other applications relating to financing and insurance, and other documents may be provided to financial institutions in relation to financing and so on.

(7) Management companies in relation to real estate management and so on
In cases where customers entrust contract management services, cleaning services, facility management services, and so on to a management company, customer names and addresses, property descriptions, and other personal information set forth in management services outsourcing agreements, consents to management rule, and other documents may be provided to management companies in relation to real estate management and so on.

(8) Specialized real estate information service companies, real estate research companies, and so on
・Customer names and addresses, property descriptions, and other personal information may be provided to property research organizations as necessary for the purpose of researching and diagnosing property structures, facilities, and so on.
・Customer names and addresses, property descriptions, and other personal information may be provided to soil contamination research organizations that perform research and diagnosis regarding the presence of soil contamination, remedial construction, and so on.
・Customer property descriptions, contract dates, contract prices, and other personal information, and while soliciting tenants, lists of property descriptions, rents, and other information (not including information that can be used to directly identify individuals such as customer names and telephone numbers) may be provided to organizations that perform real estate price research as necessary; however, information is provided after processing so that such organizations cannot easily identify individuals.

(9) Credit rating agencies
Customer names and addresses, and other personal information may be provided to credit rating agencies in order to make inquiries regarding prospective tenants.

(10) Service provision partners
Customer names and addresses, property descriptions, and other personal information may be provided to service provision partners when lifestyle-related services are provided to the owners and tenants of properties managed by the Company.

Note 2. Matters Related to Real Estate Information Network Systems

Real estate information network systems are public corporations specified by the Minister of Land, Infrastructure, Transport and Tourism pursuant to Article 50-2-4 of the Real Estate Brokerage Act that engage in the following business activities specified in that Act.

1. Matters related to registration of building lots or buildings that are the subject of exclusive brokerage agreements or other agreements related to the building lot and building transaction business.

2. Provision of information related to building lots and buildings to building lot and building traders in relation to the registration specified in the preceding paragraph periodically or upon request.

3. Further to the matters specified in the preceding two items, other operations necessary for preparation of statistics related to the information in the preceding items, to ensure the normalization of building lot and building transactions, and to facilitate distribution.

The Company has taken the following measures in relation to real estate information network systems pursuant to the provisions of the Real Estate Brokerage Act.

(1) When the Company receives a sales request and executes a brokerage agreement, the Company registers the property information with real estate information network systems in order to search for counterparties. The registered property information and the names, addresses, and other information of potential sellers are provided to member organizations of the real estate information network systems and to potential buyers.

(2) If an agreement is concluded regarding a registered property, the contract date, sale price, and other information is submitted to real estate information network systems.

(3) Real estate information network systems use property information and contract information (information such as property descriptions, contract dates, sale prices, and so on, but not including the names of sellers and buyers) to perform the operations of the organization specified in the Real Estate Brokerage Act. Such provision of information includes the provision of property information and contract information to the members of real estate information network systems and public bodies in electronic and other formats.

(4) In the case of exclusive brokerage agreements or full-time exclusive brokerage agreements, registration of information with and the provision of notice to real estate information network systems are performed in accordance with the Real Estate Brokerage Act.

(5) Persons who wish to buy property or become buyers make purchases in accordance with the measures related to real estate information network systems set forth in (1) to (4) above.

(6) In cases where the Company performs sales activities for the purchase of properties using property information and so on from real estate information network systems, the property information is provided to potential buyers and the names, addresses, and other information of the potential buyers are provided to building lot and building transaction brokers that perform sales activities, and to potential buyers. Upon request from an individual, the provision of such information regarding that individual will be terminated.

(7) The Company provides information on contract information received from real estate information network systems (not including the names of sellers and buyers) or information on contract information received through the Company’s participation in purchase and sale transactions to persons that make requests to the Company, to serve as the basis for presenting an opinion on the appropriate purchase or sale price or appraised value when the Company receives purchase and sale requests. At that time, the Company takes measures to make it difficult to identify the relevant property. Upon request from an individual, the provision of such information regarding that individual will be terminated.
